What Betton Hills homes are dealing with

This is an established east-side neighborhood, and the housing stock leans toward the brick ranch construction that’s common across Betton Hills’s older sections: single-story homes with low to moderate roof pitches, wood trim around windows and doors, and in a lot of cases an open or screened porch on the back or side of the house. That trim wood, plus any exposed porch framing, is what takes the hit over the decades. Brick holds up. The wood details attached to it don’t, especially where a gutter has been overflowing onto a fascia board or a window has been weeping condensation into its own sill for years without anyone noticing.

The tree canopy here is heavy, and it does two things to wood trim. It drops shade that keeps surfaces damp longer after a storm instead of drying quickly in direct sun, and it drops leaf and branch debris into valleys and against walls where it holds moisture against wood siding and trim. Grading on some of these lots pushes water toward the foundation rather than away from it, which shows up as rot at the base of porch posts or along the bottom of exterior door trim. We’re not aware of an HOA architectural review process specific to every block in this neighborhood, so if your street has design guidelines for exterior repair work, that’s something to check with your own documentation before we start rather than something we can assume for you.
