What Southwood homes are dealing with

Southwood is newer construction than a lot of what you’ll find closer to town, and that shows up in roof pitch and gutter material. You’re more likely to see continuous seamless aluminum runs here, sized to a fairly standard suburban roof plane, rather than the shorter sectional gutters you’d find on an older brick ranch. That’s generally good news for repair work – fewer joints means fewer places for a seam to fail in the first place, but it also means when one section does fail, more linear footage is depending on it draining correctly.

Tree canopy still matters here even though the lots tend to be more open than the older tree-lined streets north of town. Southwood pine and oak drop needles and leaf litter into valleys and gutter runs, and at the bottom of the corridor, that debris has more water moving through it during a heavy afternoon storm, which speeds up the wear at seams and end caps. Grade and drainage at the south end of the corridor also mean your gutters aren’t just handling roof runoff – they’re the first line before that water hits yard drainage that’s already working with everything upstream.
