What Southwood homes are dealing with

Southwood is newer stock, mostly built from the 2000s forward, so you’re looking at engineered truss roofs at a steeper pitch than the older ranch houses closer to Southwood’s core, usually dimensional shingle rather than the flatter 3-tab you’d find on 1960s construction. Steeper pitch means water hits the gutter with more force and more speed, which is part of why gauge and hanger spacing matter more here than they would on a low-pitch roof. The pine canopy that runs through the development drops a steady load of needles from late fall through spring, and needles pack into a standard gutter guard mesh far worse than leaves do, so we talk through screen and guard options case by case rather than defaulting to one product.

Grading in this section of the development was cut for planned drainage, with most lots sloping toward a rear swale or a shared retention area, so a gutter system here is doing real work moving water off the roof and getting it to that drainage point without dumping it against the foundation or across a neighbor’s line. Southwood is HOA-governed, and exterior color changes, including gutter color if it deviates from the trim palette already on the house, typically need to go through architectural review before we install.
