What Ox Bottom Manor homes are dealing with

Most of the housing stock here is newer than the brick ranch inventory closer to downtown, built with steeper pitches and architectural shingle as the default from the builder. That steeper pitch is actually a point in favor of standing seam – panel performs well on a 6/12 or better roof and the water moves off before it has time to find a weak seam. Where we run into trouble is roofs that were framed with shingle in mind and have valleys or low-slope tie-ins that need extra attention when we switch the field to metal.

Pine needle load into valleys and behind chimney crickets is a factor on the lots that kept their canopy, and needle buildup holds moisture against a metal roof’s underlayment longer than it would on open shingle. Drainage on these lots is generally graded away from the house, which is a builder-era standard, but decades of settling and pine straw buildup in beds can push water back toward foundations if gutters aren’t sized to keep up with a metal roof’s faster runoff. If the property is inside an HOA-governed section of Ox Bottom Manor, exterior color and panel profile may need approval before we order material, and we build that lead time into the schedule when it applies.
