What Golden Eagle homes are dealing with

The housing stock in this part of Golden Eagle’s northeast block runs from older brick ranch construction to newer builds further out toward the subdivisions along the Thomasville Road corridor. On the older ranch-style homes, siding was often added later as an accent over brick or as a full replacement for original wood siding that had already failed once. On newer construction, the siding is original to the build but is now old enough that caulking has dried out at trim joints and the factory finish has started to chalk. Roof pitches in the area tend to be moderate, which sheds water fine but also means gutters see steady runoff onto the siding below during summer storms if they’re undersized or clogged.

Tree canopy is a real factor here. Mature pines and oaks over many lots mean siding walls facing the tree line collect pine straw and leaf debris in the J-channels and behind downspouts, and that debris holds moisture against the bottom courses of siding longer than open walls do. Grading around some of the older lots has settled over the decades, so water can pool closer to the foundation than it should, which is worth checking before new siding goes up at the base of the wall.
