What Lafayette Park homes are dealing with

Lafayette Park sits in that central-east corridor where you get a real mix of housing stock. A good share of the homes are brick ranches built in the 1950s through 1970s, low-pitch roofs, often still carrying original decking under one or two layers of shingle replacement over the years. Some newer infill has gone in more recently, but the bones of the neighborhood are still that mid-century ranch profile: modest roof pitches, simple gable or hip lines, and a lot less overhang than you’d see in the subdivisions out toward Thomasville Road.

The tree canopy is the other half of the story. Mature pines throughout the neighborhood drop needles constantly, not just in fall, and those needles pack into valleys, around chimney flashing, and along the low edge of the roof where water is supposed to shed freely. Combine that with the grading on some of these older lots, where drainage wasn’t engineered the way it would be today, and you get roofs holding moisture longer than they should in spots that never get direct afternoon sun. That’s where you see the algae streaking on north-facing slopes and the granule loss that shows up first near valleys and behind chimneys. We haven’t found evidence of a formal HOA governing exterior work in this part of the neighborhood, so most repair decisions here come down to what the homeowner wants and what the roof needs, not an architectural review process.
