What Lafayette Park homes are dealing with

The housing stock in this corridor leans heavily on the brick ranch built from the 1950s through the 1970s, low-pitch rooflines with wide eave overhangs, and fascia boards that have usually been repainted more than once but not always replaced. That low pitch means water sheets off slower and in a wider path than it does off a steep newer roof, so gutter sizing and hanger spacing matter more here than they would on a subdivision build off Thomasville Road with taller trusses and faster runoff. A handful of homes have been added onto or re-roofed over the decades, and the fascia line isn’t always as straight as it looks from the ground, which is something we check before we ever cut aluminum.

The tree canopy is the other half of the story. Mature pines and oaks shade a good part of this neighborhood, which is a real asset for the AC bill in July but means pine straw, needle clusters, and leaf litter load into open gutters all year, not just in fall. Grade and drainage vary lot to lot depending on how the street was cut originally, so where the downspouts discharge matters as much as the gutter itself. We haven’t been able to confirm whether this section of Lafayette Park falls under an active HOA architectural review, so if your street does have one, check your covenants for any color or material restriction before we order coil.
