What Southwood homes are dealing with

Southwood’s housing stock is newer than most of the Southwood neighborhoods we work in, and the roof lines reflect that: longer eave runs, more roof planes coming together at valleys, and a mix of moderate-pitch asphalt shingle roofs that shed water fast during the summer storm pattern this area gets every afternoon in July and August. Because the neighborhood sits at the low end of the corridor, lots here take on more sheet flow from surrounding grade than a lot sitting higher up would. If the gutter system and downspout placement do not account for that, water finds the foundation before it finds the street.

Tree canopy varies block to block here. Newer plantings along the streets are still filling in, but mature pine stands on some lots and along common areas still put a real needle load into open troughs, especially after a windy front comes through. Southwood is governed by an HOA, and exterior changes, gutter color and downspout placement included, typically need to match community standards. We size and place systems with that in mind, but you should confirm your specific requirements with your HOA documents or management company before work starts, since we do not have access to those covenants ourselves.
