What Bull Run homes are dealing with

Bull Run’s housing stock leans toward the ranch-and-split-level construction common to Bull Run’s older northeast pockets, mixed with some later infill. Most of it carries a moderate roof pitch and asphalt shingle, which is the material most vulnerable to the algae staining problem in the first place. Steeper metal roofs shed water and organic debris faster and stain less; the low-slope shingle sections that catch shade under mature trees are where the streaking sets up and stays.

The tree canopy here is doing double duty against the roof. Pine needles collect in valleys and behind chimneys, holding moisture against the shingle long after a storm passes, and hardwood leaf litter from any oaks on the lot adds to it. That combination of shade and standing organic debris is the same recipe that produces algae anywhere in Leon County, but a heavier canopy means it shows up sooner and comes back faster after a cleaning.
