What Killearn Acres homes are dealing with

A lot of the roof stock in this part of the northeast block dates to the ranch-style construction common through the 1960s and into the 1970s, low-to-moderate pitch, asphalt shingle over plywood or older plank decking. Some of these roofs have been re-covered once or twice since, and the decking underneath doesn’t always match what a newer subdivision would have. When a storm strips shingles off an older deck, we’re often finding nail patterns from a prior roof and boards that have taken on more moisture cycles than a house built in the last twenty years. That changes what a repair actually involves once we’re up there.

The tree canopy is the other half of the story. Killearn Acres has real shade cover, pines and hardwoods that drop limbs in a wind event and pack valleys and gutters with needles and leaf litter the rest of the year. A storm that snaps a limb onto a roof does two kinds of damage: the impact itself, and the debris that stays wedged against a valley or behind a chimney and holds water against the shingles afterward. We check both. Drainage and grade around these lots vary block to block, and where a downspout has been dumping water against a foundation for years, a storm repair is also a chance to point that fix out, though we don’t do drainage work as part of a roof repair unless you ask us to scope it separately.
