What Lafayette Park homes are dealing with

Lafayette Park sits in that central-east band of Lafayette Park where brick ranch construction from the 1950s through 1970s is the dominant housing stock. Most of these roofs are low-to-moderate pitch with asphalt shingle over the original decking, though plenty have been re-roofed at least once since the house went up. On a roof that age, common leak sources are nail pops working loose from decades of thermal cycling, dried-out pipe boot collars around plumbing vents, and step flashing at chimneys that was never properly integrated with the shingle courses to begin with.

The tree canopy in this part of town does its own damage. Mature oaks and pines overhang a lot of these lots, and needle and leaf debris packs into valleys and behind chimney crickets where it holds moisture against the roof deck year-round. Add Lafayette Park’s summer storm pattern, where a fast-moving afternoon cell can dump an inch of rain in twenty minutes, and any small gap becomes an active leak path fast. Grade and drainage vary block to block here since these are older lots with mature landscaping, and a few homes we’ve been to have gutter systems that can’t keep pace with roof runoff during a hard storm, which pushes water back up under drip edge instead of away from the fascia. We haven’t seen an HOA architectural review requirement come up on any Lafayette Park leak calls, but check your own deed restrictions before scheduling exterior work just in case yours differs.
