What Golden Eagle homes are dealing with

The housing stock on this side of town runs newer than the brick ranches closer to the center of the county, and a lot of Golden Eagle roofs are still standard three-tab or architectural shingle on a moderate pitch, the kind of roof that was built to a 20-plus-year expectation and is now getting into the years where hail bruising, UV breakdown, and nail pop start compounding. Pitch varies block to block, but the gable-and-hip mix common in this stretch of the northeast side sheds water fine when the shingles are doing their job and badly when they aren’t.

The pine canopy is the other half of the story. Needle drop here isn’t seasonal in the way leaf drop is elsewhere in the country, it’s close to constant, and it collects in valleys and behind chimneys where it holds water against the shingle surface long after the rest of the roof has dried. Combined with Golden Eagle’s afternoon storm pattern through the warmer months, that means valleys and low-slope tie-ins are usually the first place we find deck damage on a tear-off. Grading around these lots is generally adequate for surface drainage, but where downspouts discharge close to the foundation, we sometimes see soffit and fascia rot on top of the roof-level problems. If your section of Golden Eagle falls under an HOA with exterior material or color requirements, that’s a conversation to have with your association before you pick a shingle, not after we’ve ordered it.
